  1. Site design & layout

    Building placement, circulation, parking, ADA routes, and frontage improvements resolved against code before they become review comments.

  2. Grading & earthwork

    Grading that balances on paper and in the field — pad elevations, slope limits, and cut/fill strategy engineered with erosion control, not patched in later.

  3. Stormwater & Drainage

    Conveyance, detention, and water-quality design to the current SWMMWW — modeled to pass review and sized for the storms that actually fall on the site.

  4. Sanitary Sewer System Design

    Gravity collection, lift stations where the grades demand them, and service connections coordinated with the sewer purveyor — main extension to final lateral.

  5. Water System Design

    Domestic and fire-flow distribution, looping, hydrant coverage, and meter and service layout coordinated with the water purveyor and fire authority.

  6. Entitlement & agency submittals

    Land-use applications, pre-application strategy, and review-cycle management with Clark County and the cities we work in every week. We speak counter fluently.

  7. Plan production

    The craft underneath everything else — disciplined, standards-driven CAD and complete, coordinated sheet sets reviewers move quickly and bidders trust.

  8. Landscape Design

    Planting plans, street trees, buffers, and site screening drawn to landscape code and coordinated with the grading and stormwater design — so the landscape sheets clear review with the rest of the set.

  9. Financing Packages for Lenders

    Business plan, pro forma, cash-flow projections, and market analysis built into the format lenders actually fund. The single biggest obstacle to developing land isn't the engineering — it's capital, and most owners can't present a deal the way a lender needs to see it. We can.
